The historical Chapel Street Jam Factory is set to get a whole lot sweeter with a $1.5 billion revitalisation proposed for the iconic precinct. With upgrades spanning retail and entertainment venues, office and residential towers, an ultra-luxury hotel and new public spaces, you could say it’s jam-packed.

The project is a collaboration between some of the biggest names in the property development game with Newmark Capital, GURNER and Qualitas coming together for the build. With history and heritage on the line, the trio will need all of their combined years of experience to pull of the AUD$1.5 billion project. The 18,000sqm site is highlighted by 19th-century facades, which will require some serious restoration prior to the contemporary additions. The vision will then be brought to life by Lead Architects Bates Smart alongside Townshend Landscape Architects and Leonard Design Architects. So, what do we know about the landmark development?
According to the property developers, a large events space will boast an amphitheatre set in the heart of the 1,700sqm public space. Surrounding dining, food and entertainment outlets will be connected by open spaces and, of course, a few infamous Melbourne laneways. Once built, four towers will host over 400 ultra-luxury residences for those looking to upgrade their digs, but if you’re not looking to make your stay permanent then there is a luxury 5-star hotel that is sure to perfectly complement its South Yarra surrounds.
“Our vision for the residential offerings is to set the bar higher than any other residential project in Australia. We will be taking cues from the luxury penthouses of New York and London and offering a level of customisation not seen before,” Tim Gurner, GURNER CEO said.
In terms of shopping, we can expect over three levels of retail spaces and a redevelopment of the existing cinema. While it may sound like the perfect spot for date night or a Sunday recovery brunch, you will be waiting a while. The project is slated to launch publicly to the market in early 2022 with completion earmarked for 2025.
“This is a significant mixed-use development, because the combination of its components – hotel, retail, residential, cinemas and commercial – create a greater whole,” Bates Smart Architects’ Simon Swaney said. “Together there is a multiplier effect. This will be an extraordinary place to work, visit and live.”
