Britain’s Most Expensive Home is Back on Sale for $354 Million

Attention royalty and corrupt politicians, Britain’s most expensive home is back on sale. Known by its address, 2–8a Rutland Gate, the 45-room mansion overlooking Hyde Park recently hit the market for a touch over USD$222.5 million (AUD$353.88 million), according to The Guardian. The estate is being quietly shopped around by its billionaire owner, Hui Ka Yan, the founder and chairman of embattled Chinese property developer Evergrande.

The home was recently snapped up in 2020 for a record-breaking USD$232 million, marking the most expensive home ever sold in London and the entire UK. At the time, the reported buyer was Cheung Chung-kiu, the founder and chairman of CC Land Holdings. However, a recent report in the Financial Times claims Mr Hui is the actual owner. Mr Hui has been offloading assets since Evegrande – one of the largest real estate developers in China – was thrown into turmoil over its huge debts and inability to pay them.

The private residence, in many ways, presents more like an apartment or office building from the outside. Originally, the massive mansion was built as four separate homes in the 1830s, which were combined in the 1980s.  Today, the seven-storey, 62,000-square-foot white stucco mansion has roughly 45-rooms, including 20 bedrooms, grand state rooms, several elevators, a swimming pool, a health spa, a gym and underground parking. Amenities aside, the home has been described as “heavily dilapidated” and was planned to be renovated before Mr Hui’s net worth began to plummet, according to The Sunday Times.

Previous owners of the property include the late Rafic Hariri, the billionaire and former prime minister of Lebon, along with the late Crown Prince of Saudi Arabia Sultan bin Abdulaziz Al Saud, who passed away in 2011 at the age of 83. According to The Guardian report, at least half a dozen potential buyers have already visited the estate. A source told the British publication that “Middle Eastern royal families and super-rich American investors” had been among those to show interest in Britain’s most expensive home.
